Full Gut Modernization & Expansion: Transforming a 1940s Classic into a High-Yield Infill Asset
The Vision
A comprehensive repositioning of an untouched 1948 brick ranch in one of Nashville's premier infill submarkets. The objective: eliminate a compartmentalized floor plan in favor of a seamless open-concept design, add a dedicated primary suite with an ensuite bath, and turn an underutilized quarter-acre creekfront backyard into a resort-style indoor/outdoor entertainment destination and executive flex office.
The Capital Strategy
- High-Leverage Bridge Stack — structured a facility covering 18% of the acquisition price and 100% of the renovation budget, preserving investor capital while funding complete system overhauls.
- Dual-Exit Underwriting — underwrote the project with built-in flexibility for either an immediate top-of-market retail flip or a long-term DSCR cash-out refinance.
- Tax & Cash-Flow Optimization — structured debt terms that let the investor weigh prevailing rental yields, bonus depreciation, and tax-sheltering benefits against immediate flip margins prior to completion.
The Execution & Status
- Infrastructure & Layout Overhaul — stripped to the studs for a complete rebuild: 100% new plumbing, full electrical rewiring, a brand-new roof, and an expanded footprint for a luxury primary suite.
- Modern Classic Facade — refinished the traditional brick exterior in Sherwin-Williams Shoji White with Urban Bronze trim, craftsman wood entry accents, and structured landscaping.
- Creekfront Entertainment Buildout — transformed the rear yard along Browns Creek with an expansive entertainment deck, custom fire pit, and an indoor/outdoor kitchenette cabana with a pass-through bar — an outdoor lounge and executive flex workspace in one.
- Exit Positioning — construction is nearing completion, positioned for maximum return: immediate equity via resale, or a 30-year DSCR takeout capturing executive rental cash flow and long-term tax advantages.

Complex Pre-Foreclosure Rescue: High-Yield Mid-Term Rental Stabilization & Turnkey Business Disposition
The Vision
A contemporary architectural residence in Nashville's urban core between 12 South, Edgehill, and The Gulch. Built across three expansive living levels plus a fully finished terrace basement, the home features multiple recreation suites, dedicated wet bars, chef-grade kitchen amenities, covered and screened porches, and dual third-floor terrace decks with views of the downtown Nashville skyline. The strategy: finalize high-end finishes, furnish the home, and operate it as an executive mid-term rental to establish a proven cash-flow history.
The Capital Strategy
- Pre-Foreclosure Fire-Sale Rescue — stepped in when the seller faced an imminent bank auction deadline tangled in active divorce litigation and multi-party legal gridlock.
- Non-Severable Lot Structuring — the transaction required acquiring both the existing contemporary home and the adjacent vacant development parcel in a single transaction. Structured a bridge facility covering 90% of the acquisition price and 100% of the finish-out budget, securing day-one equity at a $700,000 basis against an appraised $1,175,000 completed value.
- Cash-Flow & Track-Record Strategy — underwrote the capital stack to pivot into a 30-year fixed DSCR takeout upon completion, funding operations to run the property at maximum mid-term rental (MTR) revenue.
The Execution & Status
- Foreclosure Halted — cleared title encumbrances and coordinated multi-party legal approvals to fund in record time, beating the auction gavel.
- Full Interior & Exterior Modernization — deployed staged construction draws for a comprehensive overhaul: custom cabinetry and quartz surfaces across the kitchen, wet bars, and all bathrooms; high-durability luxury vinyl plank (LVP) flooring and a fully finished terrace basement suite; 100% interior and exterior repaint in a modern high-contrast palette; and architectural natural-wood accent panels along the front facade.
- Mid-Term Rental Operations — fully furnished and active in the executive rental market, generating rental income history and strong monthly cash flow while the adjacent parcel undergoes ground-up construction.
- Turnkey Business Disposition — once the adjacent ground-up development is completed, the property will be positioned for sale as a stabilized, turnkey cash-flowing business — letting the incoming investor or homeowner acquire both the real estate asset and its established revenue stream.

Luxury Ground-Up Infill: 100% Construction Financing with 12-Month Zero-Payment Interest Reserve
The Vision
A premier infill ground-up development engineered to capitalize on panoramic skyline views. The architectural design calls for a luxury three-story contemporary build featuring an integrated elevator, covered carport, indoor/outdoor rooftop kitchenette with hydraulic pass-through windows, and dedicated view corridors designed specifically not to obstruct surrounding structures.
The Capital Strategy
- Land Equity Leverage — by acquiring the vacant lot entirely in cash, the investors established a debt-free equity foundation, eliminating subordinated-debt complexity.
- 100% Build Financing — leveraged the clear land equity to secure 100% financing for the complete vertical construction budget, requiring zero additional equity injection to break ground.
- Cash-Flow Optimization — structured a 12-month interest reserve facility directly inside the loan stack. Interest is financed and drawn only as needed, eliminating out-of-pocket monthly debt service throughout the entire construction lifecycle.
The Execution & Status
- Site & Architectural Plan — finalized custom architectural plans with complete elevation and structural-engineering schematics.
- Municipal Approvals — architectural and site documentation submitted to the city for expedited permitting.
- Ready to Break Ground — capital stack fully locked, with funds queued for staged draw disbursements as construction begins.
